SHCians’ Permanent Rotational retirement-cum-holiday Home

  Dear Friends

A Permanent Rotational retirement-cum-holiday Home for SHCians means, Silverhairsclub secure a term-period lease of say 3months, 6months, 12months or more on houses/apartments/hotel rooms any pre-registered SHCian can visit/stay at anytime or during the whole lease period.  This Home must be affordable in Reach as well as in Rent which mean the place should not be too far away from Spore and accomondation is not expensive and the Home’s location can be rotated in locations of our neighbouring countries, specifically Malaysia, Indonesia and Thailand and with uninterrupted leasing-accomondation.

This Permanent Rotational retirement-cum-holiday Home should provide sleeping quarters for up to Twenty Scians at any one time.  Thus, the Home can be a cluster of a few houses/apartments/hotel rooms.  If more than One Hundred SHCians are willing to sign-up for such a project, this Permanent Rotational retirement-cum-holiday Home (PRRHH) can materialise.

My take is Malaysia is the most ideal PRRHH due to near-absolute similarities between us.  Peninsular Thailand is also ideal vis-a-vis Betong, Songklah, Rayong & Hua Hin.  A comparatively cheaper lifestyle will be the Indonesian Riau Islands which my personal choice is Kundur Island(main town, Tanjung Batu) which is 2hours due west of Batam.

My perception is many retirees would wish to take a "break" every quarter say for a holiday sojourn of between 2weeks to 6weeks.  A PRRHH would definitely meet our needs.

    Agree on Malaysian resorts, Redang seem to be attractive too. Meanwhile anyone planning to escape d heat here to drive up north this Monday? We are driving up to Kukup for seafood (8 of us, wanna join us?) monday and would like to overnight there, anyone know of nice places/chalets nearby with big pool/beach to swim?

    Glad you are taking the lead on this project> Keep it up until you have the ideas clearer and that you see acceptance in the project.

    I do feel you should be more specific and concentrate on a country. I was hoping you will concentrate on Indonesia, but you have added Malaysia and Thailand. Focus is good. This project appears huge, and suggests that big funds are required either through businessmen or investors, although you have not mentioned it.

    You also have to be clear in your mind, and not mix tourist holidays vs short term retirement living.

    As the suggested name imply, Permanent Rotational retirement-cum-holiday Home, PRRHH is permanent in that this place exists indefinitely for SHCians, as only the location is rotated from one country to another or perhaps just a shift to another site in the same country, after expiration of the current lease, if location and expense is most condusive against other few selections.

    PRRHH is a retirement-cum-holiday Home which means pre-registered SHCian will have indefinite previliege in utilising this facility throughout the whole lease period of the Home, whereas non-pre-registered SHCian will only gain access to the Home by paying per entry and subject to availability of vacant space.

    Allow me to illustrate an example as follows:-

    150 SHCians pioneered this project @ $200 per SHCian
    Funds collected is $30,000

    A 3-months holiday chalet at Port Dickson @ 20,000ringgit
    rental per month

    The next 3-months stay at Tanjung Batu where the beach-
    facing Hotel Gembira do leased out its rooms @ 220,000
    rupiahs($31). Assuming Silverhairsclub leased 12rooms,
    the 3months accomondation costs, of course less
    discounts, can be borne by the 150SHCians or an
    increased number

    Pay per entry access for other SHCians can be decided too

    This scenario just continue with the select-committee of
    volunteers from the 150SHCians making the decision.

    My take is perhaps many of us prefer varieties of
    location and probably of not more than 6months duration
    per location

    Just a thought…

    150 SHC members having 90 room nights, so that leaves how many room nights free to rent to other members?

    If a member wants the whole chalet, how many nights will he be entitled to?

    OR

    150 members pay for 12 rooms for 3 months, each is then able to reserve only 7 room nights (12 X 90 days divided by 150 members). How are we going to get two one month stay?

    I think we must narrow the costs of renting/leasing or we could be just like another timeshare arrangement.

    Thanks for the response.

    Admittedly, the “headache” is working out the practical logistical details of such a project.

    Firstly, priority in utilising PRRHH belong to SHCians whom have pre-registered for this Home and WHEN ONLY vacant space is available will non-pre-registered SHCians be granted renting privileges.

    My suggested numbers on units of houses/apartments/hotel rooms are subjected to increasing/decreasing actual usage of the moment as well as affordability. I reckon a maximum
    outlay of $500 per SHCian on accomondation only for a three-month PRRHH is untaxing for many of us.

    A starkling pragmatism to consider is, it may happen that due to practical constraints, no pre-refistered SHCian can exercise his privilege of living at the PRRHH for the whole
    lease period.

    With due respect, my take is absolute co-operational discretion/consideration among committed SHCians will make this project successful notwithstanding the pioneering hiccups.

    Allow me to expand on a Permanent Rotational Retirement-cum-Holiday Home for SHCians on the following assumptions which of course will be modified/verified in accordance with actual requirements. My take is if FIFTY SHCians are committed to sign-up for a PRRHH, the project can take of.

    1. 50 SHCians @ $300 each = $15k @ 2.40ringgit = 36k rgt

    Malaysia, Banding Island Resort, Lake Temenggor, north-east Perak state, one hour due east to Kelantan

    8 chalets @ 120ringgit leased for SIXTY days
    8 x 120 x 60 = 57,600rgt less 40% = 34,560 ringgit

    2. 50 SHCians @ $250 each = $12.500 @ 2.32baht = 29,000baht

    Thailand, Betong, hilly town of less than 1,500ft above sea-level, one-and-a-half hours from Pengkalen Hulu, border town, north Perak. Accomondation in hill-side Hotel Merlin

    8 rooms @ 1,000baht leased for 60days
    8 x 1,000 x 60 = 48,000baht less 40% = 28,800baht

    3. 50 SHCians @ $200each = $10,000 @ 7,000rupiah = 70million

    Riau Islands, Indonesia, Tanjung Balai(Karimun Island),
    1hour 40/45mins due south-west from Harbourfront. Accomondation in Hotel Maxi(distance to ferry jetty, from Lucky Plaza to Centrepoint, Orchard Rd)

    8 rooms @ 230,000rupiah leased for 60days
    8 x 230 x 60 = 110,400,000rupiah less 40% = 66.24miln

    60 days divided into Three Perodic-stays of 20days per each
    SHCian which means SIXTEEN members per 20days stay at one time which entail the leasing of another room for 20days for the Third group of 18 SHCians.

    Suggested leased PRRHH months are mid-Mar/May, mid-July/Sept and mid-Sept/Nov

    I had some time to look again at this Post of yours. I think you must have a more or less idea in mind as to how this project works. Tell us, you have a few workings. What is the total cost of the proposal you have highlighted. It does appear that this total project cost goes mainly into leasing or rental of premises. How will the administration, bookings and operational costs be handled?

    I remember that even if an entity were to collect $200 for the above idea, it will be flooded with many questions. Timeshare has a bad name, and I am not very positive towards it, except maybe for a free lunch for attending the talks.

    Remember SilverHairsClub by itself is not a corporate entity. How do you envisage to initially kickstart this. As I said, you may have something hatched, but as you say the practicalities need to be worked out.

    Thanks for a further enquiry to verify the practical implementation of a Permanent Rotational Retirement-cum-Holiday Home for SHCians.

    Again, my take is if FIFTY SHCians or perhaps even as low a group numbering TWENTY persons can kick-start this project.

    The “works” is this group of SHCians decide how much each should contribute equally as a team to provide for the costs of a PRRHH accomondation.

    Assuming, twenty SHCians are committed and each will contribute $200, thus totalling a collection of $4k, then from my estimated projections earlier, it will be probably a two weeks sojourn only, as verified from the following calculations:-

    $4k @ 2.40ringgit = 9,600ringgit
    @ 2.32baht = 9,280baht
    @ 7.00rupiah = 28million rupiah

    Malaysia, Banding Island Resort
    5chalets @ 120ringgit per day for 15days
    5 x 120 x 15 = 9,000ringgit less 40% = 5,400rgt

    Thailand, Betong, Merlin Hotel
    5rooms @ 1,000baht per day for 15days
    5 x 1,000 x 15 = 7,500baht less 40% = 4,500baht

    Tanjung Balai, Karimun Island, Hotel Maxi
    10rooms @ 230,000rupiah per day for 15days
    10 x 230,000 x 15 = 34.5million less 40% = 20.7mil

    The twenty SHCians must select 5,6,7 among themselves to head the project. My estimations can and must be iron out fully to everyone’s satisfaction.

    Banding Island Resort and Betong can be quite a hassle in acessibility. The pioneering twenty SHCians should decide on the most comfortable venue. My take is, the “essence” in this project is the complete co-operation among the pioneers.

    I think that Betong is not such a good idea for a retirement place. Besides the long road trip, there is the danger of the southern Thai separatist terrorists.

    Also 5 rooms for two weeks at the Merlin: Does it means that the twenty original investors must share four to a room?

    Thanks once again for showing interest in PRRHH.

    Betong is secluded in a narrow valley of elevation 1,000 to 1,500ft above sea level in the “protuding bulge” of southernmost territory in peninsular Thailand. Because of its seclusion, Betong is untroubled by the Patani Separatist Movement which is concentrated from Yala(3 and half hours away) southeasterly to Golok which is bordering Kelantan state.

    The surrounding mountains of Betong are probably not higher in elevation as that of Genting Highlands. It is a safe place. The problem is the accessibility as now it is unwise to go by Golok(take the KTM night train from Spore/JBaru, arriving Pasir Mas 6.15-30am, then after breakfast, take a taxi 20/25mins to Rantau Panjang, and after clearing immigration, one can walk or take motorcycle-taxi through the 70metres bridge into Golok town) But this is a less-hassle journey than taking a train to Sungai Petani(kedah), then a 2hours trip to Gerik, then wait for pow-hong-chia to Pengkalen Hulu, then taxi for a 1hour 45/50mins up-down winding mountain road to Betong.

    My estmations/calculations are indeed hypoethical via the concept of a Permanent Rotaional Retirement-cum-Holiday Home. The pioneering SHCians for this project must brainstorm the pragmatic practicalities. Other locations of more meritable choice can be selected besides my personal inclinations.

    My apology that I cannot participate in this venture, though am willing to act as Advisor, simply because I am a working retiree and the fact is, my proposal is propounded specifically for non-working retirees whom have the resources of time/money to delve into focusing on this project.

    The idea of a PRRHH definitely requires more than finetuning. I guess it is going to take more than a lot of energy to see support for the idea. Reading previous forum feedback, I noticed that we had offers from members to take up short holidays in Malacca and Johore but I don’t remember any takers. Quite sure the concept is not right somewhere. Now, I am being to think it is a case of numbers. One in a thousand.

    Perhaps, it is better to continue with what works, and that is to promote short touristy holidays of 1-2 weeks.

    We had a suggestion or two about buying or leasing a few places overseas. I am beginning to doubt its viability. Singapore is just too attractive to stay away for 3 months. The medical is excellent, the country is safe, plenty of activities available and our roots are here.

    Even Kenneth thinks the Post on 3 mths short term retirement living will just die left alone. The ladies clearly do not support this idea, altho maybe for community projects. All the fun events go to Padang, Yunan, Batam, Malacca, JB, Bangkok, Chiangmai, Macao, very short trips where the company will approve one’s leave. I am not disheartened, just the feedback on this forum shows clearly where most of us will stand on our retirement.

    The details were laid out in my previous comments and agreed those estimations require finetuning.

    Probably it is more favourable to begin the Permanent Rotaional Retirement-cum-holiday Home on a Thirty Days lease. Please take note it is not a MUST that a SHCian participant stays for the whole 30days because the duration of stay depends on availability of accomondation which is the result of how many rooms are secured which in turn is governed by participated SHCians’ combined total financial contributions.

    My take is, financial expense from most SHCians is not much of a problem. My “suspicion” is, interested SHCians do not wish to participate in groupings where they cannot seem to gel with. And on account of this “deterrence” it would be best if you plus a few “lieutenants” initiate this project.
